JOB TITLE                                 MANAGER, BUILDINGS AND MAINTENANCE

NATIONAL OCCUPATION CODE         70012

POSITION TYPE                           FULL-TIME, 35 HOURS/WEEK

Reporting to the Senior Manager, Facilities Management, the Manager, Buildings and Maintenance is responsible for supervising all maintenance staff (including coaching/mentoring and developing staff), managing/overseeing the maintenance budget, developing maintenance policies and practices and overseeing all work related to the ongoing and preventative maintenance for the physical buildings, physical plant, building systems and the maintenance of machinery and equipment. He/she will ensure that Maintenance staff is appropriately trained.

Responsibilities include but are not limited to:

  • Managing and supervising personnel and completing all administrative functions for staff (i.e., talent management; performance management, which includes annual reviews/discipline; training and professional development; and time management).
  • Overseeing the effective daily operation of MITT physical buildings, physical plants and mechanical equipment including diagnoses, service, maintenance and repair.
  • Assisting in development and implementation of policies and procedures for maintenance, energy management and facility operations.
  • Overseeing and maintaining the maintenance budget.
  • Assisting with capital and operational planning, budgeting, and forecasting
  • Responsible for the CMMS (Hippo FM) system.
  • Coordinating maintenance contractor work.
  • Coordinating life cycle and other bench marking tools to assure preventative maintenance, reactive repairs and long-term renewal of facilities are maintained.
  • Conducting annual reviews to evaluate and improve operations.
  • Ensure that staff are trained appropriately.
  • Coordinate work and direction to the maintenance staff to ensure that the facilities are working effectively. Supervise the planning, design, administration and inspection of deferred maintenance and repair projects, ensuring the successful completion of projects on time and on budget.
  • Assist the Senior Manager with the development of long-range facility plans.
  • Maintain a centralized filing system and database of warranties, maintenance contracts, HVAC, electrical, plumbing, data cabling, security wiring and fire protection plans and specification, and other related facilities documents, including a tracking system for renewal of facilities contracts.
  • Meet a flexible work schedule including evening and weekends; be on call for emergencies.
  • Other duties as assigned.

 Required Qualifications and Experience: A combination of related education and experience may be considered

  • Relevant education such as a 3rd or 4th class power engineer, journeyperson in a related field, or Industry certifications in building maintenance.
  • Minimum of 5 years management experience, including overseeing daily staff assignments.
  • Minimum of 3 years relevant field experience in operating buildings.
  • Experience in HR functions regarding managing, developing and coaching staff performance and growth.
  • Proven track record of success in managing small to medium projects. Including being part of design, concept, execution, and budget control.
  • Experience in presenting at the management level.
  • Proven track record in creating building operation efficiencies, including cost and energy savings.
  • Experience in creating programs to manage building maintenance and repair.
  • Strong problem-solving skills.
  • Strong oral and written communication, and effectiveness listening skills.
  • Experience in directly overseeing annual operating budgets of at least $1.5 million.
  • Excellent customer relations skills.
  • Knowledge and experience with Microsoft Office products.

Preferred Qualifications and Experience:

  • Knowledge of DDC/BAS systems.
  • Knowledge of sustainable building operation practices.
